It's dark nights in Sochi. Let's get started.
Nedvex Group sells both its own real estate, acting as a developer, and other people's properties, acting as developers' sales departments.
Sochi is probably one of the few cities in Russia where developers and their agents attract investment based on preliminary contracts. This is when the documents aren't ready yet, but you're already eager for money. Well, I, like a naive Chukchi girl, believing in people and trying to invest the money from the sale of an apartment and a couple of garages, trusted the sweet-voiced sales managers and the wonderful superblogger A. Kashkarova (who echoed them with an equally sweet and, most importantly, persuasive voice, skillfully inserting legal jargon, which gave even more credibility to the promises). And in early 2021, I purchased apartments in Katalla and Vesna (the future Volna Resort & Spa) from Nedvex under preliminary contracts. I made the payment, as required by law-abiding citizens, according to the payment schedule, 100% in advance.

As of August 2022, Katalleya is currently suing the Sochi Administration for illegal construction, and there's no end in sight; no one is returning the money. Nedvex deserves credit for this; they refunded the reservation.
Regarding the Volna Resort & Spa, despite my full payment, I haven't been able to sign the main purchase and sale agreement to register ownership for over a year, as Nedvex is setting the following conditions for this agreement: sign a lease agreement with an unknown company that will split my future income between me, themselves ("Uncle Vasya"), and a mythical hotel operator they can't find (the contract itself states "for the purpose of joint profit-making." Sorry, but I didn't expect "Uncle Vasya" to share my future money).
On top of that, I still have to sign a contract for renovations, which only specifies the amount I owe them, without a list of the work, despite the fact that in a contract, the scope of work is a material term. But apparently, Nedvex is only interested in money.
Tired of fruitless negotiations with the sales department and lawyers, I signed a contract with Nedvex at the end of 2021 to sell an apartment (out of sight, out of mind, that whole Sochi thing) for less than Nedvex had listed for several million. Six months of sales have been a complete bust, and it's unclear how they're selling. I conclude that their properties are greatly inflated, and they're being offered to us as the best deal.
To substantiate my assertions, I'll give you an example: a 21-square-meter apartment in a Volne Resort checkerboard pattern. My second-floor apartment is listed at Nedvex for 25 million. My 12th-floor apartment can't even sell for 18 million. See the difference? My realtor friends in Sochi say that if you really want to sell, the price is 15-16 million, while Nedvex sells for 25 million. And people actually buy it. Their marketing and sales departments are excellent, but only for themselves. If you're buying from them now, you're likely buying a property that's already overpriced, and they're taking advantage of your ignorance. Calculate your own money, otherwise others will.

Basically, think for yourself and analyze the market before buying real estate in Sochi. I'm not a hater, I didn't make anything up, I wrote my personal opinion, as this is my true story.

P.S. I also forgot to mention that when signing the preliminary sales contract, Nedveks promised that the hotel would be managed by an international hotel operator, and they even said it was the Radisson chain, and that there was already a preliminary agreement of intent for management with Radisson (I'm already speechless). But after a short time, all those promises vanished along with the mythical international hotelier, and to this day, it's March 2023, there's no agreement or contract in place. I have a feeling Nedveks will create, or has already created, its own private management company, almost international in stature, so as not to squander the money around the world, but to put it all in one bottomless purse—its own.

I asked for a price on an apartment at the Monet Hotel. I spent 24 hours listening to presentations and videos of the rooms, which isn't bad at all. But I was surprised that the quoted price can't be officially obtained through a contract. You have to bring half the amount in cash!
Officially, if you want, you can add 10% to the price, and there's the same layout on the first floor (always worse) (but they insist on calling it "a completely different offer and a different room," even though the layout and square footage are the same). If they'd told me from the very first minute of our conversation that you can semi-legally purchase rooms, I wouldn't have even listened. That's so 90s. If you were trading in a car, there would probably be plenty of people willing to lower the price by half. However, dealerships don't do that; everything is legal, the entire amount is in the contract (obviously, some are more expensive). You're getting involved in reselling apartments on the owners' terms, and the question arises: why are you involved? You're automatically transformed from a developer into a regular realtor, whose rules are simple: whoever hires them calls the tune, lobbying for the tenant's interests. Happy selling! Respect other people's time.
